A Doonan Masterpiece: Styling for Sale in a Competitive Market
When you hear a home sold for $4.9 million in Doonan, it’s tempting to think the deal came easily. However, this wasn’t the case. Recent sales in the suburb ranged from $1.05M to $2.7M. At the high end, properties often wait longer to find the right buyer—and this home was no exception.
Still, we approached the project with confidence. Our Styling Manager, Nick Counsell, brought the property to life with expertise and vision. The result? The home found its perfect buyer and has since become a standout in our portfolio. It’s one we’re proud of and eager to share, especially from the stylist’s perspective.
The Home: Modern Industrial Design, Premium Finishes
Built in 2023 by Reitsma and Associates, the home is a single-level design with 4–5 bedrooms, each with its own ensuite. It features a 12.5m lap pool, sweeping north-facing views over Noosa Valley Golf Course, and bold finishes like green marble, walnut cabinetry, and polished concrete floors and walls.
The owners had previously worked with Blink on a Noosaville duplex project in 2021. With that positive experience in mind, they returned to us. This time, their goal was clear: style the home in a way that justified its high-end price point and helped buyers picture themselves living in such a striking architectural space.
Styling Challenges and Creative Solutions
The home’s industrial character brought both inspiration and challenges. “The concrete floors and walls, along with the green marble and walnut kitchen, were striking elements that could easily feel cold if left untouched, so we saw it as an opportunity to bring in texture, warmth, and balance.” To achieve this, Nick layered soft furnishings, natural fibres, rugs, and warm timber tones. The bedrooms, in particular, benefited from this approach. Comfort and layering made them feel inviting, without diluting the home’s bold, modern edge.

Reimagining the Studio Space
One styling decision stood out. The home included a separate studio, originally considered as an extra bedroom. After conversations with the client and agent, we shifted the approach. Nick shared “we all agreed it made more sense to turn this space into a pool house and second living area. This choice added a great lifestyle benefit to the property by giving buyers an extra spot for relaxing, entertaining, or hosting guests. It made the home feel more versatile and inviting, and gave it a nice sense of retreat.” To soften the sharp architecture, we introduced a curved sofa. This not only created a conversational layout but also complemented the home’s strong lines.

Styling Direction: Modern, Coastal, and Buyer-Focused
Although the walnut cabinetry and marble hinted at mid-century design, we manipulated the styling to lean towards a modern coastal feel to attract a wider range of buyers. Nick says “by bringing in oak and lighter timbers, the styling created a warmer, more coastal feel that would appeal to buyers coming from places like Noosa Heads, Sunshine Beach, or even interstate. It showed that contrasts like walnut and oak, marble and timber, concrete and warmth can work together beautifully, making the home feel thoughtful and adaptable”.

The answer is simple: connection. “The design makes a bold statement on its own, but styling helps soften the harder edges, bring in warmth, and show how the home can actually feel comfortable and liveable.
